Bush's Visit Helps Put Idaho Town on Map

While not the easiest town to find on the map, Donnelly has become a premier destination for the wealthy in recent years - evidenced by the private jets at the area's airport and the ski and golf resort carved from a nearby mountainside.

The median price of a home has risen by 116 percent in the past year, and some say the president's seal of approval could only accelerate the rush to Donnelly, a town of 132 people about 80 miles north of Boise.

Many of the new arrivals are baby boomers on the edge of retirement who have already made their fortunes and are here to spend them.

``We're in the midst of this continental migration into the mountains that's been going on for a decade and a half and shows no signs of letting up,'' said Dan Kemmis, a senior fellow at the O'Connor Center for the Rocky Mountain West at the University of Montana. ``As the most attractive and alluring spots or valleys get filled up, then the migration begins to focus on new places. We see that happening all over the West.''

Least expensive land is a 1/2 acre in the Donnelly zip code listed for $69,500
Most expensive home is a 4 bdrm/3 bath log home on 1 acre $$2,150,000
Least expensinve new home in subdivision is 2bdrm/2bath $132,500
Least expensive condo $495,500
Most expensive condo $995,500

Definitely an area in transition. Looks like there are still medium priced housing for the wait staff.

Edit: The most expensive tract of land for sale is 160 acres, designated for lot sizes of 20 acres or more to be developed. Asking $3.2 million. There are 28 pages of land at realtor.com being offered for sale. The area will be looking like Aspen before you know it. Dotted with mega housing.

Sandpoint has that wonderful lake, but almost all the really nice places out there are either there, or on the verge of, getting aspenized.Aspenized meaning a place where a property will be listed as a fixer-upper and still carry a million dollar or more price tag.I lived in west slope Colorado for quite a number of years and can remember when even Aspen could recall what it once was that being a hard-rock hard-scrabble mining town.Now it is unfortunately, but truly, described as a place where the billionaires drove out the millionaires and the middle or lower class who do all their work or serve them have to commute 60 or more miles one way per day because they can't afford to live there.

6. I think i've heard of it. the main 'hood requires approval to buy there.
I remember reading or hearing about a development in Idaho where the guy bought up all this acreage and made some deal with the U.S. government to give some land to them that they wanted. The guy who stared it had lost everything on some bad real estate deals and had nothing to his name, thought he could market the lifestyle on those acres he managed to secure.... anyhoo.. the guy decides to start a application-only resort neighborhood where you have to apply to buy a home there. The golf course is barely populated because they want to keep it open whenever the members want it But.. you have to apply and be approved to live there. They wouldn't name names, but they were gloating that they turned down some very famous and wealthy people because they wouldn't fit in. Some Utopia. No thanks. Is that the same place?

18. Yeah, I agree. I have a very good friend in Idaho who loves to show off
her state. She's taken me all around and those Sawtooth Mountains are pretty hard to beat for sheer beauty. No wonder Hemingway lived (and died, now that I think about it) there. There's also been enclaves of White Supremacists who have proved pretty evil and detrimental to the state's reputation. My friend (one of few Idaho Dems, BTW) doesn't deserve the past and present plagues, but though she's not a survivalist, she's a survivor. Kinda liked that Kerry has a home there!
