by a pet must be paid for beyond the deposit, is it binding?

3. But you couldn't collect more than the furniture is worth.
You can't overpenalize beyond the damage. But you can be very liberal as to what constitutes "damage". Save your carpet receipts and anticipate a depreciation amount per year (total cost/anticipated lifespan). That's what you could reasonably collect.

4. Many states have a Landlord-Tenant Act
If your state has one, you might be able to find it on line and see if it addresses any matters relating to your question.
