A career in real estate

How does one pursue it? What are some good companies? How hard is it get a license? What is the good, the bad, and the ugly?

I am just trying to figure out a career for myself.

1. Are you talking commercial or residential?
Licensing laws vary by state for both. Commercial takes many many hours of difficult training and licensing laws are strict; residential training is available through any big Realtor company and licensing laws are pretty easy.

Commercial real estate. I don't know how they're doing now, but their friggin' secretaries were millionaires 10 or 15 years ago. I read quite a few articles on them a while back...

When you sit back and look at people, WHO has the best job in the whole world? Makes you say, oh, mama mia, I want that job!!!

For me, it's that lady on CNN (I think), who just travels around and reports on odd stories. Sometimes politicial, sometimes social, sometimes just odd human interest. I would LOVE to have that job.

8. I guess I like those people who have jobs where they
can get out of their office and talk to people. I like drug reps and real estate agents as they are out talking to people and showing property.

They aren't trapped in an office. Maybe that isn't the right answer but the one thing I really don't like is being trapped behind a desk all day./

12. Commercial real estate brokers have to write 50+-page leases all the time,
deal with workletters re tenant buildouts, do the math in terms of price per square foot (which can easily add up to millions of dollars over a 10-year lease), locate potential clients and figure out how to solve their real estate issues. And that is just the tip of the iceberg. It is far more than showing property. In the current market these days, the money is in locating the best land, negotiating terms for its acquisition, finding the financing to pay for it and then resolving multiple development issues. The hot market these days is high-throughput distribution centers. You need to learn what they are before you can talk to anyone about commercial real estate.
