Lookin' for some sympathy here :^(

This past week my hot water, which normally hangs around 120 degrees, went sky high in temp for no reason. So tonight I finally got hubby to remove the panel in the kids' room where the water heater is hidden. (trailers are funny about where they put thinkgs like that)

Apparently it has been leaking for some time because the floor is rotten and sagging beneath it. The lower element was charred and there was a black sooty residue on the outside of the tank around it. Hubby wanted to unhook the bottom element and just use the top one but I told him that was crazy and to unhook both and I would turn off the power to the heater at the switchbox.

So now we have to scrape up the money to get some plywood and a new heater, and it may be Saturday at the earliest before anything is done. I am off to take my last hot shower for several days. x(

7. Well I can heat water on the stove for the time being but I do prefer the

comfort of having running hot water. I've lived without it plenty of tiems before and having it is definitely better than not having it. *g*

water heaters have a life of 15-20 years. The one here was at least 20+ years old. When I began to see rust in the shower, I asked the church to buy a new one. When the plumber came, he showed me where it was corroding and leaking. He said "you called just in time."

If the temp went sky high the temp & presure valve might have kicked in, which would have soaked the floor.

Replacing both elements and thermostats would probably cost around $40.00, and is a hell of a lot easier than replacing the whole tank.

Get the readers digest fix it yourself books out of the library and have at it.

16. There was major corrosion and rust all around the front of the tank and

the floor couldn't have rotted out so quickly since the heat change occured within the last week. Whatever was going on had been happening for a while.

GPV - I do feel very badly for you - I know what a hassle that can be. Maybe you could heat some water (as was stated before) and take yourself a nice long bubblebath - with candles & incense & your favorite music. You deserve a bit of pampering!
