I got a deal on my house
It's the first step in my master plan to become debt free and take over the world! Muahahahaha!!

Two bedroom one bath bungalow with many updates in the Dayton, Ohio suburbs gone for $75,000. It was on the market since last September. I had a deal on it the first month it went on the market, but the lady's financing fell through because of something really bad on her credit. The new buyer was pre-approved for the loan and had excellent credit. We're just waiting for the loan company to process the paperwork so we can close.

Anyway, like I said, this is the first step in my plan to become debt free. The next step is to pay off two credit card debts and a school loan- about $18,000 in debt. I think I will be able to do that by the end of the year with the good, new job that I have. I will then be totally debt free. Another cool thing is that I have a late model S-10 pickup with low mileage that is paid for now.

I'm currently living with my parents until the probationary period for my new job is up. That will be in June. Then I plan on sharing a cheap apartment with an as yet to be named person. Anybody from the Dayton, Ohio area who would like to live cheap and doesn't mind a room mate please send me a pm.

1. Feels good when things work the way you want them to
Doesn't it? I've been digging myself out from under my ex husband's debt for the last ten years (roughly) and I realized yesterday that I'm actually in pretty good shape. My credit is back on a good standing and getting better, I have very little debt of my own and a bit of a buffer in savings.

Not great but a whole lot better than where it used to be. Satisfying.

2. It feels excellent
Good luck on your debt erasing mission.

I learned a lot about money and jobs and debt over the last 3 years. From now on I'm going to live within my means and remain debt free. If something happens on the job that affects my pay, I'm immediately going to sit down and crunch the numbers to make sure I'm going to be ok. If not I will take immediate action. That was the problem with me getting into debt before. I had lost a significant amount of income every week because of cut backs in production at work. I failed to see things realistically and let it go a year before I started to do something about it thinking that production would pick back up again. I racked up a lot of credit card debt in that time.

3. I'm compulsive about my finances
I learned when I got divorced that it's easy to lose track of where my money was going - I'd have 30 or 40 bucks and suddenly it would be gone and I'd have no idea where.

I track all my spending and I work out what's coming in and what's going out for at least a month in advance. I'm now doing all my SO's financial work because he was doing the same thing I used to do and it was costing him. And even though both of us have more money than we used to, I think it's just as important (if not more so) to keep track of where it's going.

Sounds like we both learned some valuable lessons. :hi:

6. I have a friend who DOESN'T do that
He makes a pretty good living for this part of the country, but he's never looked at a price tag in his life. He just got out of a marriage in which they lived rent-free for years, yet he is $50k in debt. The debt is almost entirely for luxury items (and probably lots of finance charges). They haven't been through any hard times, or unemployment. They just like to spend. He used to tell me there was no point in saving money, 'cause he can't save enough to make much of a difference anyway.

I know this to be false, because my wife and I have always managed to be debt free, AND have savings. It's all about discipline. We live on about half of our income, and will continue to do so. When we retire (young, and soon!) we'll be able to maintain a higher standard of living than while we were working, because we can finally stop saving for retirement :)

The old cliche holds true. It's not what you make, it's what you keep. We don't make a ton of money, but a woman at my office is always telling me how rich I am, even though her husband makes more money than me and my wife put together. She's not disciplined either!

5. Thank you
If it was up to me, we'd have America looking like Europe in no time.
