Any construction people here? Question ...
I'm thinking of adding a master suite upstairs. Have a single story home now. Would be around 750 sq. ft.
What's the going rate for square footage in SF Bay Area?

1. probably $150 a square foot or better
just depends on the amenities

3. Depends on how much structural work you need.
I am not familiar with building costs in your area (I'm in Illinois!) but anytime somebody is looking at building on--especially adding a second story--I'd urge an exam by an engineer to make sure your existing structure supports can deal with that added weight.

Given your area and the "shaky ground", I'd think that any lender is gonna give you a hard time without some pretty detailed engineering reports on both the foundations and existing load bearing walls. That kind of stuff can jump building costs a fair amount.

Something else to look at is the existing HVAC and electrical. If you are tying into those systems you may end up needing to upgrade them to allow for the added load of heating and cooling the new areas. The added electrical load may need an upgrade for your breaker box as well...

A lot depends on how old your current house is and how it was built to begin with.
