25+ acres for sale in Charlotte County, VA-dial up warning!!!

We have 25+ acres in Charlotte County, VA near Charlotte Court House. We have notified a realtor but have not signed the papers yet.

The little placemarks are approximate, the land has been surveyed and is marked, It perks and has electricity and phone lines to the property. We had about ½ to 1 acre cleared and stumps removed near where it perks for building, but have done nothing else. As you can see our land is at the end of the road Riverridge Lane and offers TONS of privacy.

As you can see it is wooded (see the people next to our land who cleared theirs..looks barren!) and has about 1,500 ft of frontage on the Staunton River and I have a picture that shows the boat ramp right near our land.

We are asking $80,000 as we are having some problems now and do not see us able to build now or in the forseeable future. We have owned it for about 10 years and have not been able to see it for 2 years since we blew the head out of our truck last trip up there.
