One bedroom condo for sale in Dayton, Ohio $32,000 (8 pics)
I just need what I owe on it. 42" LCD 1080P TV can stay as a part of the deal. Paid $1000 for it a year ago. I also have a base mount for it. The prints can also stay. New toilet last summer. Baseboard electric heat and wall unit a/c both keep the place nice and comfy throughout. First floor unit with a patio. Stove and refrigerator stay. Home owners association fee is $131 and has been that for the last 2 years. Fee includes hazard insurance, exterior maintenance, landscaping, snow removal, water, and trash pick up. Designated parking. I'll even part with my fake tree for the right person. :) I like the place and I have good neighbors. I just need more room. I'm not sure what's up with all of the bubbles in my pics, but I assure you I don't have a bubble machine in here.

1. Any idea what it would rent out for?

2. # of units in building (how many vacant, if you know)

3. Is $32,000 the existing loan amount? (Should buyer come up with additional fees for closing, i.e. title,etc.?)

3. I'm not sure what a good rental price would be
Principle, interest, taxes, and HOA fee comes to $435 a month for me, but I financed $33,500 on it and my interest rate is 6.75%. I bought it right before the crash in 2007. I would think you wouldn't have much of a problem getting $450 a month for it.

It's a 4 unit building in a larger complex of probably about 50 units. My building is completely occupied and I know the lady above me rents her place. I only know of two empty rentals here and there is also another empty that is for sale, but it needs a lot of work on the interior.

My amortization sheet says I owe about $32,400 on the place, but I've also made a few small principle only payments, so $32,000 is pretty close. Closing costs may be negotiable; I don't know what they'd be on a place like this. I had the seller pay them when I bought it. I'm thinking less than $2000, but I'm not sure.

2. God,the prices. A one bedroom in my building just sold for $249,900.
And this is about average for my town.

6. Out in Santa Barbara until the RE slump a 1-BR condo MIGHT be had for
a mere $650k - and prices only came down a little with the slump because it's such a primo area.......

5. that`s cheaper than renting where i live...
a converted old house one bedroom apartment is 500.
