If you have a moment, I could use some positive energy.
My partner and I are looking for a house. This will be a major undertaking. I have never owned a home, and because of "marriage" laws, I will technically not own this one (but that is another thread). I could use positive energy to find a house that will be our home!

If you could project clarity (that we don't jump for the wrong home), fairness (that both, the seller and us will get a fair deal), and hope (that we will achieve our dream) our way, I'd be most appreciative.

Thank you.

However, if you decide to work against us...I will unleash Voodoo on you!



Of course, my "threat" is a joke! :) I would never unleash Voodoo...too many people would snatch him up! :)

I'll put some very positive energy into your quest for a great new home together with your partner!

My husband (not officially married) and I bought our first home in 1986, and I WELL remember the excitement and stress that this process created for us. I did the basic house-hunting, 'cause I trust my strong intuition on stuff, and we ended up with a great house, home and financial situation. Since we aren't married, my husband made me legal half-owner - is this possible to do there as well?

All the best, this is such a wonderful undertaking, to find a home with someone!

4. Voodoo sends his kissys!
I am hoping the "powers that be" will lead us to the right home. There is a twist to the whole thing, but I am not revealing that just yet.

While the possibility does exist that my partner could make me half-owner, the fact that we are a gay couple, it could be challenged, even by a distant cousin, and I would lose everything. I won't surrender myself to those worries. I have to maintain a positive outlook and search out our new home. I can only pray that Hestia will guide me well.

7. If it is deeded to you both how can it be challenged?
I'm not familiar with the property laws all over the nation, so do double check this with a local lawyer. If the deed is transferring full ownership to you both, I would think that it would be binding on your heirs and on your partner's heirs. It sure would be here in Illinois. You want a full warranty deed with both of your names on there as grantees that states that it reverts to whoever outlives the other. Do *NOT* accept a Quit Claim deed on this one.

Call your lawyer before you go house shopping!!!! The running joke here in my world is "Thinking of buying a house? Call your lawyer before you call the real estate agent!"

Sending good wishes to you both in your house hunt. I have no doubt you will find the perfect place for your needs at a fair price.

10. The plight of my kind...
First, thank you for the good wishes! Second, it doesn't matter if it is deeded to me, or even if we have a legal contract. In all states, except, possibly Massachusetts, anything I could gain from my partner, or vice-versa, can be challenged by the next of kin; that is a real challenge for my "people." There was a recent case here in Oklahoma where a gay couple of 25 years is experiencing hell. One of the partners died. The deceased partner's third cousin, who hadn't spoke to his cousin in over 10 years, has successfully taken the surviving partner's farm and home!

While I don't think my partner's immediate family, despite not acknowledging our relationship, would do this, the possibility is still there. There have been cases where the state has actually challenged the survivor's rights. However, I am not concerned with that right now. Once we get moved, then I will work to get things firmed up and all legal-like. Until then, I just want to find a home for us and our babies to live in! :)

How can something that looks so cute and tiny look so in control? It looks as though he's giving the evil eye to the camera! :rofl:

Seriously, I ask that the Universe send you divine inspiration and guidance from the beginning to the end of your house-hunting journey. (This or something better for the highest good of all involved.)

OK just kidding, it is clear that Voodoo is your dog!
(what kind of dog is he? He is such a little doll)

I would like to give you some advice:

1. Get some good legal advice before you buy the house about ownership, rights of survivorship,etc And both of you should make out a will. Especially if your partner puts the house in his name, he should have a will that will give you some protection if possible. If there are legal prohibitions in your state about getting the house at his death, he can buy an insurance policy with you as the beneficiary
so that you have money to buy a place to live. In most states his heirs cannot touch a penny of that money.

2. Get the best realtor you can find. Honest, professional, knowledgeable.

3. Look at many houses before you buy. That will help you determine what you want in a house and the pricing in your area.

4. Stay calm and positive, your house is out there, do not get too anxious about it!

Voodoo is a long-haired Chihuahua. He is just a little over 2 months old.

Thankfully, my father is a realtor, so if I have questions, I can always ask him.

Good luck on your house hunt. I love the house that I live in, I smile everyday when I look at it! Hope you can have that too.

One thing you can do is keep picturing in your mind, a nice house, you being happy in it. Manifest the reality you want. If you have Jupiter in aspect to Mars, or Mars in Sag or Pisces, and Jup in Aries or Scorpio, you would have good talent in that area.

9. You can own this home with your partner.
Check up on a joint tenancy ownership with right of survivorship. It's used mostly for stock certificates and bank accounts, but it can be used for real estate ownership on a deed. You don't have to be related or married to your joint tenant. You can even be married to another person, other than your partner, and they will have no claim on this particular property.

This means you both equally own the property. If one of you dies then the property goes to the living owner. My husband and I put a lot of our assets in joint tenancy because under $600,000 in value it bypasses probate. It's just a matter of presenting the death certificate to make the claim.

If you should go your separate ways it also protects your vested interest in the fact that the property must be sold and the proceeds of the sale divided equally between you, or one party must buy the other one out.

Best of luck in your endeavor and I'm certain you will find the home just right for yourselves. I will send positive thoughts your way.

Good friends of mine, a lesbian couple, faced this exact situation. They had joint ownership of their home. One of the women died suddenly in an auto accident, and her next of kin came after the house. The courts ruled that the surviving partner does indeed own the house, but when some time in the future she sells the home, the profits must be split down the middle and go to the heirs of her deceased partner. So at this point any improvement to the property comes out of her pocket but will go to the heirs at some future date.

16. This is where you need a will as a backup.
I have my meagre assets as they are put in trusts for my relatives, however, since they are not blood relatives but relatives by marriage, I also have a will backing this up. What you do is give all relatives that may crop up a token $1 in your will. They can't contest it then because you did acknowledge them.

I tried it and I am no Svengali but it worked! Here's what you do, visualize your goal (I know
that you don't know what is right for you, but just visualize the words, we will find the house
that is right for us.) Imagine them as BIG, Bold, letters, like you did when you were learning
to print. Now whenever you have some free time like waiting to pay for your food at subway,
call up the sign in your mind and just concentrate on it, pretend that you are on Tv reading
from a teleprompter, do this several times a day, it works. Just do it for a few seconds,
it's not like studying for a math quiz.
