2. It looks so nice!
To me, it looks like a home that has been well maintained. And that it could pass a white glove test. You really worked out. The rooms appear spacious and easy to walk around it. I think that's very important.

You have a lovely yard and pool area. This has been a nice place for you guys. You deserve to find just as nicely maintained a home in NM and a great price for this one. Hope you get calls of interest immediately!

Btw, I came over to this forum to see if you had uploaded some pics. Thanks!!! :silly:

but this has been a great house and we'll miss it I'm sure. Wish we could just transport it 680 miles east, but alas........

I always plan to buy a nicely renovated house, but when push comes to shove, I am too cheap. Plus I have good vision, a little too good according to my husband, about the potential of a distressed house.

and yes I am. I hardly know what to do with myself but I'm taking the rest of the day off!

Tomorrow I've got a few "hidden" things to do but it's clear sailing now til the Open House.

someone suggested getting some "sparkle" glasses on the table, so I get to go on a thrift store excursion today :woohoo:

PS how's the master bath coming? did you put floor heaters in?

6. We didn't do the floor heaters.
After I figured the cost plus the monthly cost of running them, it just didn't seem worth it. I put in a heat lamp and I can always add some extra insulation in the crawl space underneath.

The bathroom is coming along. I cheated and hired a guy to finish the tile work. We had spent like six hard weekends in a row on it, and we were at the end of our patience and energy, plus my husband's back went out. The tile guy and plumber should be done by the end of the week. Then all we have is painting and touch ups. So soon.

Have fun shopping for "sparkle" glasses. It really does look great! You guys deserve a break.

I still haven't done much tile work but I know around here at the end of the 12-14 hour days we were getting testy too, and we NEVER argue

it's your time or your $$ yanno? I had time but little $$, glad you had the $$ to hire it out.

I'm looking forward to pics from you too!

but want to say, that house looks great! Cute puppy too. I had fogotten about the SW where you don't need full window coverings, just the little tiers. Love it. Everything looks so crisp.

An ex boss told me they sold their house by putting a loaf of self bake bread in the oven. It may be different in your part of the country. Tostadas?

Please excuse me while I be designer nanny a second. The layouts are so great, love the guitar and room arrangements. Except, on the shelfs, try putting the large heavy vase which is now on top, on the lowest or medium shelf. Maybe the wire(?) boat would look good up top. Heavy, bottom, light, top. Design Nanny signing off. :!

edit: That patio fountain looks very interesting. Did you make it?

thanks for the suggestion on the shelves, I'll play with them some more. my focus was mostly CLEANING them first LOL

we didn't make the fountain we bought it over a decade ago when water "features" were just starting to be "hot." it used to be the focal point of our enclosed front patio in my California bungelow but works well in that dead corner of the pool fence and it weighs a ton so we aren't moving it again :evilgrin:

Out of curiosity how are planning to sell? Are you using a full service realtor, or I don't know if you have them FOXTONS (3% commission) or a buy owner type deal?

I have never done tiling, but the local Ace Hardware recommended a handy man (really nice guy) who has done some work for me, and he does tiling. Here is the awesome part, I told him that I wanted to learn how to do tiling here so that I know what I am doing when I move. I asked him if we could do it together, so he helps and I learn, he said no problem!

I had asked other contractors/self employed and got the liability issue stuff, he said who are you going to sue if something happens yourself. I get to learn from a perfectionist and save some money too!

Good luck with the selling, I hope it goes fast so you guys can move on to a new beginning!

33. Dave Brown Homes built quite a few of these in the early 90's
it's a good floorplan and makes good use of the space

there'd be a couple changes I'd make but all in all it's been a great house!

If you have already sold it, good for you...if not, craigslist is great since you will be able to post your gorgeous pics.

It is a lovely home and I can tell you worked very hard to get it in showplace condition.

32. I have! and got a call today from it. actually I have one couple writing
an offer as I type and the couple from Craig's List are due back tomorrow (our's was the best they'd seen but had 3 others to check out today)

we should be on the way to Carlsbad by Thursday to put an offer on the new house (keep your fingers crossed for us!)

35. we just heard from the realtor and the "kids" made a real solid offer
if the Craigslist folks don't out bid em, we'll be very happy with the offer we have. it's pretty amazing to sell in 10 days!! all that work paid off!
