We have a good solid offer that we'll accept from a young couple and we have another couple extremely interested also.

so either way, the house goes into escrow next week!!!

this was the second weekend of open houses and the house is sold in 10 days !!!!!

but I'm so pleased we sold it the first weekend the ad was in the paper, but that WAS why we worked like dawgs for 3 weeks before hand. the whole point was a FAST sale

we hope to head for NM on Thursday to scope out the new place

so keep those kind thoughts coming for a few more days eh?

4. thanks Longhorn! I was really sweating a MUCH softer market here in PHX

compared to last year this time.

luckily the soft market is just "time on market" rather than the prices going down (in my area) so we managed to hold all the gains we made in the absolutely INSANE market that was Phoenix last summer

5. Excellent news! The has been a real slow down in the housing

market and yet you sold in no time! You really did a great job on refurbishing and then the merchandising was phenomenal. Take a break and relax in the pool for a little while.

AZ I have to say you crack me up, you were already designing your new home, and hadn't even sold your existing home. Where do you get your energy, man, I just get tired thinking about all the work you have recently done and are planning to do. God bless you and good luck in NM.

If we ever, ever decide to move, I figure to start with packing even before calling an agent. Pack, store, clean and then make that phone call to see what else we'd need to do. You're a lesson to us all!

Realtor gets there they tend to set your price at the higher end of the comp scale.

nothing worse than underpricing your house cuz your realtor has no sense of imagination LOL

16. starting tomorrow (Thursday) at 2AM we are making a bonzai trip to

NM to (hopefully) make an offer on an old farm house on seven acres 10 miles SE of town

4bd/2bath, 1878sf with a screened in front porch, hot tub but no dishwasher. if it's not a total wreck it's probably gonna be ours. we'll be home in 36 hours so it's gonna be a brutal trip. Look for pics tomorrow night from the hotel......
