best deck sealer that won't need yearly applications?

paint? linseed oil? something else?

I need to seal my deck this summer (it was built new last fall) we get blazing sun in the summer and snow in the winter

suggestions?

1. I used a product like Thompsons

back in New England and it seems I got 2 years out of it. One thing that wasn't around when I needed to seal a deck was http://www.pro-tect.com/catalog/index.php?cPath=43 I certainly can't vouch for it, but it looks intriguing. I also found http://www.onetimewood.com/ but I tend to take that "lasts 7 years" with a pound of salt.

Basically, whenever water stops beading up after a rain, it's time to reseal the deck.

I'm thinking hard about the onetime. even if I get 4-5 years out of it, it'd be good enough I think

2. Hubby swears by Behr sealant products for our fencing

We have so much wood fencing around here it isn't funny. He uses Behr with a brush since it's thicker than Thompson's and can clog a sprayer.

This is a portion of a fence we built together 10 years ago. The complete fence is almost 100 feet long.

3. we get good results with a product called "DuckBack"; it comes in clear or tinted...

but you are still looking at cleaning and reapplying about every other year if you wanna keep that deck in top shape.

5. Previous owners painted our deck

The paint is starting to peel so I need to do something with it this summer too.

I also don't see any lag bolts holding the deck to the house. I'm stuck with what to do with the mess.
