Question for Contractors/Builders - Describe your 'dream' client

I want details!
What kind of prep work should the client do?
What kinds of problems could be avoided if only they knew or did..'this'...?
What kind of client expectations are reasonable and which are over the top?

If you could design your perfect client, what would he/she be like?


I know it's also a personality thing, like any relationship, and each should
choose the other carefully. But what are some basic and important things that
you think would make your job a real pleasure, and a good experience for both parties?

1. I think most contractors weep with joy

when they find a client who doesn't change his/her mind on finishes halfway through the job.
