If, when you go to the commercial realty to rent space for your dream business, the agent offers you a spot in the same building as a Radio Control Hobby Shop, run like hell.
This is why:
Performance R/C Hobbies of Coeur d'Alene, Idaho, was in a building that also hosted a motocross equipment shop. an off-road suspension shop, and a couple of businesses that have nothing to do with motorized things...IIRC there's a decor shop and a florist in there. About 9pm yesterday the R/C shop caught fire. R/C shops have two huge problems: a lot of their products are made from balsa wood, and a lot of their products are extremely flammable, like nitromethane-based fuel and finishes.
I drove by this place just a little while ago. The whole place has been gutted. It's a total loss, and the most economical thing the landlord can do is to collect on his business insurance, bulldoze the burned out shell and start from scratch.
